The project involves the conversion of an industrial building from the early 20th century located in Valencia into a coworking office space (La Centrifugadora), which is one of the most currently demanded products in the city. The listed property’s frame structure is protected, which means that such level of protection needs to be aligned with the development of a modern and current project, with plenty of areas for collaborative work. The building was in a state of neglect and records indicated the presence of ground contamination caused by preceding activities.

La Centrifugadora is located on calle Canarias 86, a privileged area in Valencia that is very close to the Turia River bed, the Plaza America and the Ciudad de las Artes y de las Ciencias, and is a short distance from the Valencia Marina. Sitting very close to the hub of Valencia, the property has great transport links into the city, with bus and underground lines running services. The building plans to accommodate 900 workers.

The purchase transaction is linked to a lease agreement entered into with Mr. Jeff, a laundry and dry cleaner’s, gym and beauty shop franchise network with 3,000 establishments in over 35 countries.

The contamination study was conducted by Sigma SL and revealed levels of oil pollution caused by preceding activities. Thus, the property is to be subject to a thorough decontamination process.

The buildable area planned for the new development is 5,000 sq m, which is the largest coworking space in the city of Valencia. The conversion works are expected to last one year and entail a total investment of €9.5 million.

Demand for office space in Valencia has seen large growth rates in recent years. A shortage of office premises in the city centre and the absence of new projects mean that the project is to yield substantial returns.
