A project to convert a former house-studio into a flexible workspace next to the Sagrada Familia, in Barcelona’s Ensanche district. The space is designed to be home to startups looking for a hybrid working modality, a design focused on talent and flexible contract terms.
The building used to be an 800 sq m unit that began operating as a printing house in Barcelona’s industrial age. Some time later, the property was renovated by architects Benito Escat y Alberto Rovira and turned into a contemporary two-storey house-studio.
The transaction involved the purchase of a 630 sq m office space arranged over a ground floor and basement with independent access. The property can accommodate 96 workstations in open-plan areas featuring avant-garde design and an abundance of natural light. The Haus, as the project has been named, combines areas designed to integrate virtual and in-person work, which are compatible with a flexible, sustainable and talent-focused model.
The purchase transaction is linked to a lease agreement entered into with Psquared, the project developer. Psquared has refurbished and adapted the property and executed a 15-year lease agreement. During the life of the agreement, Psquared will sublease the office space to a final tenant, upon a commitment to comply with the rent agreed in the lease agreement.
