Fenext acted as an advisor in the acquisition of an industrial warehouse situated in the Torrejon de Ardoz municipality.

The transaction has been structured as a Sale & Leaseback with a third undertaking that previously purchased the company that is responsible for the operation of the warehouse. The current tenant is a company renowned in the aerospace industry.

The asset comprises two modules, a four-storey office building and a warehouse for industrial use. The main pedestrian access is via the reception area located in the office module and, via the latter, to the warehouse. Vehicle access is via the existing roads on the plot.

The asset’s (offices and warehouse) total constructed area is 7,013 sq m. The exterior part of the plot that is not occupied by the main building is used for truck circulation lanes, car park, security booth and processing site.

The total buildable area of the plot is 11,000 sq m, which means that the remaining buildable area spans 4,000 sq m. A part of the plot on its northeast side is undeveloped, which would allow the facilities to be expanded if necessary.
