The Lanbarren Retail Park is located in the Oiaztzun municipality, which belongs to the San Sebastian metropolitan area, 12 km from the capital and 10 km from Irun. It is well served by road, with access from the AP-8 toll road and the GI-636 conventional road, and has two bus stops providing links to Hondarribia, Irun and San Sebastian.

With a total gross lettable area (GLA) of 11,302 sq m, the retail warehouse is arranged over two buildings which are currently occupied by Mercadona (3,772 sq m) and Brico Depot (7,530 sq m). It also boasts a large car park with 490 spaces, 193 of which are for use by Mercadona customers.

The building occupied by Mercadona has a basement, ground floor—which houses the retail space—and mezzanine level. The building occupied by Brico Depot is arranged over a ground floor and a 175 sq m mezzanine level to be used for office space.
